运用批量页面解析技术,依托互联网、政务网大数据,获取影响房价的各类因子指标。基于C5.0决策树分类模型,通过分析各类因子指标和房价的变化规则,构建征收房屋价值评估模型;通过将该评估方法和模型应用到武汉市某房屋征收项目的预评估和分户评估中,并与实际补偿方案进行比较,结果表明该模型具有较高的准确性,能够在实际的房屋征收评估中进行应用。

In this paper, we used batch page parsing technology, the big data of the internet and the government network to obtain the impact index factors of housing value. And then, based on the C5.0 decision tree classification model, we built a housing value evaluation model by analyzing the various index factors and changing rules of the house value. Finally, we used the assessment method and model to calculate the pre-assessment and household-based assessment of a housing expropriation project in Wuhan, and compared with the actual housing expropriation compensation scheme. The result shows that the assessment model has high accuracy and can be applied in the assessment of housing expropriation.
